Our early involvement undertaking dilapidation appraisals helps to ensure that the necessary budget provision is set aside. Where possible, we recommend that the tenant undertakes the dilapidation works themselves so as to maintain full control of expenditure. However, where time does not permit, we are asked to negotiate and ultimately make recommendations to settle the claim. Careful programming, a detailed and thorough scrutiny of the lease documentation and an accurate dilapidations appraisal we believe are the three main pre-requisites to a smooth handing-back of a property to the Landlord.
