Building Surveying is a long established core part of our business. The practice having provided a wide range of professional services including condition surveys, dilapidation appraisals, management of dilapidation claims either on behalf of the Landlord or Tenant, party wall surveys, and boundary wall disputes over a number of years. More recently Townsend and Renaudon have moved into project design work and can now demonstrate a wealth of growing experience in the delivery of design work for schemes of the following types:

  1. Alterations and extensions;
  2. Fit outs;
  3. Refurbishment;
  4. Maintenance and repair;
  5. New build;

We understand construction methods and our designs and specifications aim to provide practical buildable, low maintenance solutions, with the emphasis placed on the balance between quality and cost.

Building Surveying Services

Building Surveying services offered include:

  1. Condition Surveys – Condition assessments, recording, prioritising and costing;
  2. Landlord and Tenant work – Full management of dilapidation claims on behalf of either the Landlord or Tenant including preparation of Interim or Terminal Schedule of Dilapidations, claim negotiation, procurement and management any associated construction contract;
  3. RICS Home Surveys, RICS Condition Reports (level 1), RICS Building Surveys (level 3)
  4. Defect investigation and proposal for remedial work;
  5. Planned maintenance – Establishing measures / systems to manage the economic maintenance of buildings through planned maintenance including undertaking surveys, provide costed prioritised reports, assist with long term planning and establishment of yearly budgets, advise on best procurement options, tender and project manage / support. Manage CDM;
  6. Access Audits;
  7. Planning/Building Regulation approval;
  8. Cost advice including assistance with grant submissions;
  9. Project management including design and contract administration;
  10. Preparation of specification and tender documentation.

Design services offered:

  1. Initial surveys measured and condition;
  2. Brief development;
  3. Concept design;
  4. Feasibility Studies, including cost assessments and option appraisals;
  5. Detailed designs for planning and building regulation submission;
  6. Preparation of construction details;
  7. Procurement advice and tender appraisal;
